FBI Headquarters - Denver, CO

Alex S. Palmer & Company won a nationwide competition to develop, own, and lease back to the General Services Administration, a new FBI headquarters class-A office building and secure parking garage, in Denver, Colorado. The Alex S. Palmer & Company team included Skidmore Owings and Merrill, Architects of Chicago, IL and Anderson Mason and Dale, Architects of Denver, Colorado.

The design and development team created an office building where the natural environment and sustainable principles permeate every feature of the structure. Organized around a central courtyard, natural light flows freely throughout each of the four floors of the building by situating every work space no less than 45 feet from natural daylight. Even with the building’s innermost offices floor-to-ceiling glass walls and side-lights take full advantage of borrowed daylight, providing employees and staff a bright and airy work environment.

A key feature in this Class-A office environment is the emphasis center, and physical fitness areas all located within a plinth which also serves as a solid foundation for the all glass blast resistant office building. Recognizing the necessity for employees to be able to enjoy the outdoors on their lunch hours or breaks between shifts, the campus concept utilized courtyards and gardens to formally organize the design of the site. In fact, a protected central courtyard was placed immediately adjacent to the lounge, health center, and fitness areas, further supporting the emphasis placed on the health and well-being of the Denver FBI employees. By integrating the landscape with the building design, employees are encouraged to enjoy the gardens and courtyards and given direct connection to the outdoors without compromising their security.

Gateway II - Brentwood, TN

Sited at the entrance to one of the most vibrant suburban office parks in the Southeast, Gateway II is a combination of superb location, richly detailed masonry and stone exterior, and all of the modern support systems appropriate for Class-A office environment. Located in the Maryland Farms Office Development just minutes from downtown Nashville, the Gateway II Building has easy access to interstate highways and numerous alternative routes to downtown Nashville as well as some of the finest upscale residential properties in neighboring Davidson and Williamson Counties. The building floor plate is carefully angled in order to maximize exposure to daylight and offers superb views of the surrounding office park as well as the beautiful, rolling hills of the surrounding area.

Internal Revenue Services Building - Fresno, CA

The IRS Compliance Services Building project is the result of Federal and Fresno City officials working together to provide needed office space and position the project where it will contribute to the revitalization of the downtown Fresno urban environment. The new facility will provide an anchor location along new pedestrian malls on two sides of the project site, linking the downtown business district with Fresno’s new sports stadium. The 6-story, 195,000-gross-square-foot building with a dedicated parking facility capable of handling 800 vehicles is also brilliantly landscaped featuring a garden/courtyard that tenants and the public will find appealing. In addition, the exterior of the building is clad in a combination of high grade architectural precast concrete with carefully selected aggregates and textures, and high performance glass, which represents a trademark combination of materials utilized on Alex S. Palmer & Company’s investment grade projects. Because of the prominent location within the downtown center of Fresno, much consideration was given to the manner in which this project would impact the city from an architectural aesthetic and functional point of view as well as from a qualitative perspective. Alex S. Palmer & Company, working closely with Architects at Helmuth Obata & Kassabaum’s San Francisco office, developed a project that will exceed the specified tenant and performance requirements of the IRS and GSA and is destined to become a significant enhancement to the downtown skyline and urban environment of Fresno, Calif. Alex S. Palmer & Company is proud to be a part of the progressive Fresno’s revitalization effort.

Burton Hills IV - Nashville, TN

Green Hills, home of one of Nashville’s premier residential neighborhoods, is the location of the Burton Hills IV project. A refined exterior of high-performance glass and architectural precast concrete with solid granite trim allow this building to blend with its affluent surroundings and combine functionality with aestheticism. Tenants enjoy comfort and elegance from the moment they step into the two-story interior lobby, finished with an integrated pallet of solid stone, exotic woods, gleaming brass and sparkling light fixtures. Two high-speed traction elevators usher passengers to one of five floors, each equipped with state-of-the-art, digitally-controlled mechanical systems. Tenants can enjoy views of the beautiful hillsides surrounding the complex from multiple interior vantages and an exterior deck. The enticing curve of the building’s silhouette, combined with the scores of amenities promised within, allowed a substantial amount of the space to be leased six months before the construction was complete at the close of 2002— a true testament to the credibility and reputation of Alex S. Palmer & Company.

Alameda County Office Building - Hayward, CA

Built in 2001, Alex S. Palmer & Company beat out formidable California competition to provide a Class-A office building for the County of Alameda. Located in the beautiful East Bay area of San Francisco, the new Alameda County Office Building provides numerous opportunities for spectacular offices due to an articulated exterior design. The combination of high performance glass and architectural grade precast concrete exterior, coupled with state-of-the-art, earthquake-resistant design, not only makes this building a highly desirable work environment, but also one of the most structurally sound office environments in the San Francisco Bay area. This six-story building features four high-speed traction elevators, a dedicated freight elevator, digital heating and air conditioning system controls, and numerous energy efficient features necessary to meet or exceed California’s stringent Title 24 energy and environmental codes.

Gateway Office Complex - Brentwood, TN

Located in the beautiful Maryland Farms business park in Brentwood Tenn. this approximately 100,000-square-foot, Class-A office building is angled on the lot for maximum exposure to daylight, providing spectacular views of the suburban office park and the tree covered hills of the surrounding area. The exterior of the building features classic brick with natural stone accents. The interior includes a striking two-story atrium lobby entrance with marble and granite finishes. Tenant space features nine-foot ceilings with acoustical tile, computer networking capabilities, variable volume heating and air-conditioning system, and a computerized energy management system, for maximum building efficiency. In addition, with easy access to the interstate system Maryland Farms is merely minutes from downtown.

Veterans Administration Regional Headquarters - San Diego, CA

The first of Alex S. Palmer & Company’s quality buildings in California was completed in 2000 after the company won a nationwide competition to bid this prestigious project. This handsome 4-story granite aggregate finished structure of approximately 135,000 square feet sits adjacent to a smaller glass-clad building previously acquired and renovated by the firm. With a beautifully landscaped exterior, the interior of the VA building features impressive granite lobbies, executive regional offices, striking conference spaces, a fitness center, central computer room with a dedicated air conditioning system, and complete healthcare clinic spaces, including laboratory and X-ray facilities. The building sits on 48 inch diameter, concrete-filled drilled piers 103 feet deep, which are necessary to meet California’s comprehensive earthquake design requirements.

Burton Hills III - Nashville, TN

Located in the heart of the prestigious Burton Hills Office Complex, this premier Class-A office building, built in 1997, features an exterior façade of solid granite panels, granite aggregate precast panels, and high-performance glass along with a neatly manicured landscape and a two-story parking structure with 150-vehicle capacity offering convenient access to the building entrance. The interior of Burton Hills III includes a grand two-story atrium entrance lobby with marble, granite and rich mahogany accents as well as two high-speed passenger elevators and a dedicated freight elevator. Tenant spaces are highlighted by such features as nine foot ceilings, sweeping conference area views of the surrounding area, conduits for high tech computer networking, variable-volume air conditioning and heating system and a computerized energy management system for optimal efficiency comprehensive earthquake design requirements.

1801 West End - Nashville, TN

Formerly known as Palmer Plaza, 1801 West End was completed in 1984 by Alex S. Palmer and Company. From its inception, this 284,000 gross-square-foot, 18 story, Class-A office building has set the standard for Midtown office space and is currently undergoing extensive renovations to ensure this remains true. The three story grand atrium lobby has been completely modernized to include updated marble flooring, a full height glass feature wall, updated elevator lobbies, restrooms and more. In addition, tenants enjoy a comfortable, energy efficient work environment thanks to a complete HVAC and lighting retrofit which was completed in 2015.
